If you’ve been wondering what’s really happening in the Hilton Head Island and Bluffton real estate market, the second quarter offered several important insights that every homeowner should understand.

The biggest change is that homes are taking longer to sell than they have in recent years. Buyers have become more selective, making accurate pricing and thoughtful preparation more important than at any time in the past several years. The encouraging news is that values have remained remarkably resilient. Bluffton recorded a modest increase in median sales price, while Hilton Head prices have remained steady. Well-priced homes continue to attract strong interest and, in many cases, are still selling quickly.

Another positive trend is inventory. While many markets around the country have experienced a significant increase in the number of homes for sale, our local market continues to operate with relatively limited supply. That balance between inventory and demand has helped support home values throughout the Lowcountry.

As we move into the next quarter, I’ll be watching four key indicators: whether inventory begins to grow, whether days on market continue to increase, whether sellers adjust their pricing expectations, and whether buyer demand keeps pace with new listings. Those local trends tell us far more about the direction of our market than national headlines ever can.
